根據(jù)RP Data的研究數(shù)據(jù),盡管很多人在討論澳洲經(jīng)濟增長可能出現(xiàn)放緩的局面,仍有許多資金被投入到房地產(chǎn)市場。
這項研究根據(jù)房產(chǎn)增值比例排出了全國50個增值最快的城區(qū),其中21個城區(qū)升值超過40%,其它城區(qū)增值幅度也在35%以上。
過去一年,房產(chǎn)升值最快的城區(qū)是位于維多利亞州Whitehorse的Mont Albert,該區(qū)房價去年一年升高50%,平均房屋價位達103.5萬澳元。
緊隨其后的是維多利亞Glen Eira的Glen Huntly及新南威爾士Willoughby的Castlecrag,兩區(qū)房價均上漲49.9%。
排名前五位的其它城區(qū)分別是南澳West Torrens的Underdale(48%);西澳Port Hedland的South Hedland(47%)。
50個升值最快的城區(qū)中,有66%的城區(qū)都位于各首府城市。按地域劃分,礦業(yè)發(fā)展迅速的城區(qū)房屋升值較快。新南威爾士的Broken Hill房價升高44.6%;西澳Kalgoorlie增長36.1%;南澳Whyalla升值35.4%。
靠近海岸的地區(qū)房價增長也很快。如新州靠近麥考瑞湖的Booragu,房價升高了36.5%。陽光海岸的Alexandra Headland房價上漲40.8%。
RP Data的研究主管Tim Lawless表示,悉尼所謂的陷入房貸重壓的區(qū)域反而值得一看。由于人口增長較快,租房需求旺盛,房價相對不高,可能會吸引投資者前來投資。而布里斯班的南部和西部城區(qū),如Wacol,Logan和Ipswich,從投資角度來說也很不錯。
